The 2026 HOA election is complete. The names of the elected people are
David Simon, Gary Barclay, Ken Domer, Kevin Gale, Joe Petersen, Mark Wessbecker, Travis Thomas, David McMahan, and David Anglea.
The next board of directors meeting will be on 19 February 2026.
The election tally sheet is posted to DOCUMENTS.
The approved 2026 Budget has been added to the documents
2026 HOA FEES
The invoices for the 2026 HOA Fees were in the mail as of 01 Jan 2026.
These fees need to be paid promptly - just as any other utility payments.
The payments are due by 01 March 2026.
At the November 2025 board of directors meeting a fee of $50 was instantiated for property owners needing an HOA status letter. Several title / finance companies have insisted on custom statements related to home refinancing events - beyond a simple email response. Copies of the property owners cancelled checks (for paid HOA fees) seem to be unacceptable to these companies as well.
The HOA has terminated use of NextDoor. Please do not post any inquiry for the board of directors there.
Property owners renting out their property :
The HOA expects that persons renting your property will abide by the covenants, specifically in regards to farm animals. The HOA will inform renters of violations and the expected corrective action, however the property owners are ultimately responsible for these issues.

All HOA documents for CY 2025 will be archived in early 2026. And the date of 10 February 2026 certainly qualifies as early 2026. No further notification will be given to this.
Fire Mitigation
This HOA has received zero communication from the Colorado Forest Service regarding their 50% reimbursement plan since late August 2025.
The HOA board of directors will be making no further efforts to contact the Forest Service.

The board of directors continues to receive inquiries from Real Estate agents regarding the allowance of farm animals within our subdivision. The prohibition of farm animals is clearly indicated on the website in the real estate section.
